Colorado and the Denver metro showed modest annual declines in FHFA’s Q2 2026 purchase-only price indexes while the U.S. rose. The same reporting period matters when comparing places.

For buyers

Compare today’s suitable homes, condition and total ownership costs. A broad decline does not guarantee a discount on a particular listing.

For sellers

Start with relevant comparable sales and competing homes. Preparation, condition and a realistic pricing plan matter more to your home than applying a statewide percentage.

Selling and buying together

Selling and buying together means comparing two budgets: sale proceeds, the next home, financing, moving costs and timing. A less favorable sale can coexist with better purchase options, depending on the homes and your circumstances.

A useful question to bring Erin

Which current nearby homes would a buyer compare with this one—and how does the full move fit the budget?

Sources and limitations

This fixed edition retains the October 25, 2026 downloaded vintage of the Q2 2026 indexes, released August 25. Later revisions may change prior values. These are conforming-mortgage repeat-sales indexes, not all home sales, individual appraisals or current listing counts.
