Verified quarterly price briefing

The homepage uses a separately validated FHFA purchase-only, seasonally adjusted snapshot for Colorado, Denver–Aurora–Centennial MSA (CBSA 19740) and the U.S. Each series has five matching quarters, units, source-download hashes, retrieval and validation timestamps. This is a conforming-mortgage repeat-sales sample, not all home sales or an individual appraisal.

Quarterly Q2 2026 was released August 25, 2026; the next quarterly release is scheduled for November 24, 2026. More recent monthly national reports cover different periods. The homepage intentionally compares the same quarter across places. Earlier periods may be revised; calculations use the downloaded vintage, not an unmarked mixture of release vintages.

Refreshes are manual and validated before release. A source failure leaves the dated published snapshot intact. Unchanged observations do not reset its validation timestamp. After the expected release date, the snapshot is labeled for a new-release review rather than relabeled current. Local listing feeds and automatic refreshes are not activated.

Legacy reports: reporting period comes first

A reporting period tells you when the activity happened. Opening this website today does not refresh that activity. Older figures remain historical context and should not be used alone to price a home or choose an offer.

What a freshness label means

Our editorial review windows are 7 days for daily series, 21 days for weekly series, 75 days for monthly series, 150 days for quarterly series and 550 days for annual series, measured from the end of the reporting period. These allow publication lag; they are not guarantees of a publisher’s schedule or confirmation that a newer report does not exist. Manual or unrecognized periods are marked unverified.

The legacy dataset does not record per-metric retrieval or successful-refresh timestamps. We show that limitation instead of inventing dates. The site’s automated status check currently checks the age of saved figures; it does not retrieve new measurements. A source fetch failure must retain the prior verified value and its original reporting period.

Regional context is not a property prediction

Read each geography label. Metro figures do not substitute for ZIP, neighborhood, housing-type, or property evidence. Compare a home with current, relevant competition before making a decision.

Specialized report measures

“Odds of selling” and “predictive months of inventory” are source-defined aggregate indicators, not a probability that your home will sell or a promise about timing. The website’s legacy extracts do not preserve enough methodology to independently reproduce these measures. Consult the original report and its definitions before relying on them; we do not infer a formula.
