Market Intelligence dashboards and the Seller Offer Worksheet are educational and strategic decision-support tools. Preliminary context is not an appraisal, guaranteed value, offer recommendation, tax opinion, legal opinion, lending determination, closing disclosure, settlement statement, or promise of proceeds or sale price.

No agency relationship

Submitting an address, downloading a worksheet, or requesting a review does not create an agency relationship, listing agreement, buyer-agency agreement, fiduciary duty, or obligation to work with Erin.

Human review and changing rules

A full property strategy requires Erin's review of current MLS evidence, comparable properties, condition, competition, seller goals, contract terms, and current market conditions. A request does not promise that Erin will accept or complete research. Colorado forms, rules, fees, and practices can change.

Use responsibly

Do not use the service to enumerate properties, access another person's dashboard, submit automated requests, upload confidential contracts, or provide protected-class information. Private previews and download links are time-limited and should not be shared.

Availability and corrections

We may update, pause, or retire a resource, and we do not guarantee uninterrupted availability or error-free data. If you see an incorrect record or calculation, stop relying on it and contact Erin so it can be reviewed.
