How the read is built
Broad context narrows until it becomes decision-ready.
A statewide trend can explain the climate. It cannot price a kitchen renovation, account for a view, compare active competition, or reflect a client’s timing. Property guidance adds those details only when the evidence is available and reviewed.

Match the geography
Start with national and Colorado context, then narrow through region, county, city, ZIP, neighborhood, and the property itself. A broader statistic is never presented as if it were a verified micro-market fact.

Keep time attached
Every useful number needs a source period and update cadence. Daily, weekly, monthly, quarterly, and manual sources should not be blended as though they describe the same moment.

Be clear about what the number can answer
A market statistic can explain direction, pace, or buyer choice. It cannot settle a property question without the condition, competition, timing, and goals that make the decision specific.

Translate for the decision
Evidence becomes useful when Erin can explain its meaning, the available options, the tradeoffs, and the recommendation for the client’s actual goal.
